The day that your listing expires, you probably will get a ton of phone calls from other real estate agents that are interested in listing your property. Agents want to know what are the reasons you think that the home did not sell.
You are now setting up the second chance to sell the home. The agent will be offering you things different from the other agent to get your home sold. You, as the seller, assist them in that journey.
The First 30 Days
Finding answers to questions is going to be the motivating factor in getting the house sold. You should know within the first 30 days if your home is going to sell right away or not. When a home is priced right, the house will generate many views from potential home buyers.
You will know this by examining the numbers of buyers who have shown interest. Buyers today are astute. They are now more prepared and have done their homework before visiting the house. They understand home values, neighborhoods, and the buying process.
Is It the Price?
If you have not had many prospects viewing the home, you can start by examining the price. Is the property priced to sell, or is it priced at what you want as a seller? Here is something to consider. When you have the house priced competitively, you will generate several buyers who want to see the property, ultimately causing them to bid multiple offers on the house. Pricing correctly could drive up the house's price, getting you as a seller a higher offer.
Overpricing
It is not hard to get an agent to put your house on the market overpriced to generate the listing. But again, it leads back to the problem of the listing expiring in the first place, not selling, and making you as the homeowner frustrated.
A great goal for an agent is to price your home to sell in the first 30 days. We achieve this by pricing it to sell and have that price in line with the other comparable and like properties within proximity to the house. Other Reasons
It could be the price or something else. Sometimes the curb appeal or the staging is out of place. That being the case, we go back and make the necessary adjustments to get the home sold.
